📌Homes are purchased at substantial discounts (40-75% of current value)
📌Homes are held for 18 months, “rented” out, then sold
📌Properties DO NOT need rehab (some need minor repairs)
📌10% interest, paid monthly, with the first payment at closing
📌Cash Reserves of 10-15% are included for taxes, insurance, interest, etc.
📌Properties are mainly Single Family Residences (SFR), some condos/commercial
📌Properties presently purchased are located in Pennsylvania
📌TCG handles servicing on all transactions to completion (never subcontracted out)
📌TCG never touches invested funds. Investor funds are sent directly from the Investor
to the Title Company for closing on a deal-by-deal basis, and are only used for the purchase of property in exchange for a First Position Mortgage to the Investor.
