I work closely with a number of private banks and lenders to facilitate bespoke lending solutions for HNW and UHNW clients. This includes Grade 1 and 2 listed properties, unique construction, and large single assets. The solutions really are tailored to the clients circumstances and assets which allows the client flexibility to negotiate the terms of the finance.

With bridging finance becoming a very affordable method of quickly flipping properties, or securing them with tight deadlines, it has fast become a growing sector. With new lenders popping up monthly almost. Google searches will land you on the pages of those with the bigger marketing budget, but that doesnt mean they're the best lender for you. Some of the fastest deals I've ever completed have been with small private lenders (5 working days!).

As with bridging, there are so many lenders, offering a wide reaching spectrum of terms - it can be difficult to know which lender has appetite, and what their terms might be. Thats why we have built strong relationships with lenders at all levels. Allowing us to facilitate projects from 4 houses by a new developer, to £25M+ plots with several hundred units.

Many of the landlords I deal with built up their portfolios through the 80's, 90's and 00's - meaning there was no need to consider limited company ownership for their purchases. Until now.
What most landlords dont know, is that with the correct restructure, and a knowledgable accountant, you could fully incorporate your property portfolio into a limited company without paying SDLT or CGT using the HMRC approved [Section 162 Incorporation Relief].
