REVELOPERS is a better term than house flippers for those who buy fix and sell houses. House flipper has a negative reputation due to all the scam artist that hurt the brand. It is considered equity skimming by many law makers because they buy the property for below market value and quickly ‘FLIP’ it to another person without making any major improvements for a higher price, making the spread in between. However a ReVeloper (Developer that renovates instead of building a house from scratch) adds actual value to the property they acquire and therefore add forced equity to the property before they resell it. Thus they are actually adding value to the property by improving it psychical condition and are not ‘skimming equity’ as defined by lawmakers. This new term ReVeloper is a clean distinction from a house flipper and ReVelopers can now truly distinguish themselves from that negative stigma of house flipping. So let’s define these investing terms once and for all. 1. Bird Dog: Finds the property and gets a fee upfront usually to assign the contract (Low Risk- Low Reward) 2. Wholesaler: Enters into Title and closes escrow usually with transactional funding and FLIPS or quickly resells the property within a few days without making any major improvements to the property. They can also sell the ownership of the LLC, Trust or entity that acquires the property. However Wholesales actually take possession of the property and then FLIP it for a quick profit (Medium Risk - Medium Reward) 3. ReVelopers: They take title and repair or improve the property before reselling the process can take typically 3-12 months to resell the property.
